Once you have found a property you like, and after your offer of monthly rent is successfully accepted, Wellbank will progress a tenancy set up, Lodge the deposit and you will be given a full tenancy agreement that will detail all fees charges and conditions. We recommend you take it away understand it fully before you go into the tenancy.

- If you want to pay a security deposit , you will need to provide the equivalent of five week’s rent. We use DPS for this. More information about them can be found at DPS: here
COVID-19-Pre-Viewing Rent Passport.- Referencing pre viewing Invitation confirmation (UpDated may 2020)
This proactive ‘referencing passport’ saves time and money and covid-19 restrictions compliance. Other important benefit is that if a reference is already in place, then the letting process is much quicker than it would otherwise be.
Tenants or guarantors can pre-reference themselves for the purposes of creating a tenancy on any of our advertised property.Further information can be found at our preferred tenant passport referencing company-

How it used to work.Pre covid 19-
- Book a viewing
- Reserve the property with a holding deposit fee ( usually 1 weeks rent)
- Create the rent passport by way of referencing. If successful then create a tenancy.
You’d view the property if you liked it we’d take a withholding deposit reservation fee (1weeks rent) then submit for referencing.Depending on the result we would Then begin to create a tenancy.
How we are doing things now.
- we will send an Invitation to create a passport.
- Accept the invitation and share the result with us.
- Book your viewing and if happy lets get the tenancy set up!
The process does not take long. Once this (rent passport) is received we can request that you book a viewing of the property….. and if you like it we can get cracking straight to creating a tenancy!Any questions please ask.
**IMPORTANT This invitation does not mean the property has been reserved for you but successful rent passport allows to book a viewing knowing subject to your acceptance of the property after viewing we are in a position to set up tenancy.
