TT COVID UPDATE

Tenant Property Management update-Following Government restrictions

Given the lockdown restrictions that have been put in place in order to reduce the spread of the COVID-19 virus, we wanted to keep you all up to date on how we will be operating until the Government confirm that the restrictions in place have been lifted.

The safety to yourselves and our contractors are key so we must follow the Government guidelines, however we will be contactable for support throughout these troubled times.

Maintenance Issues on Rental Properties

Please note that due to closures/reduced services of maintenance companies, we will be limiting any non-urgent and small repairs moving forward but of course will continue to deal with any emergencies that arises.

Mid-term inspections

Please note that Property inspections have been place on hold until further notice.

Move in- Move out

Move in move out will be in accordance with the guidelines provided by the government. So all move in and out are on hold until current restrictions have been relaxed or reviewed. As it stands you must tell us why you consider your house move is essential and we will look to accommodate your needs.

Renting a New Property

For those who are due to vacate in the coming weeks, please let us know if you still plan to move or if you will need to now put this on hold; this will enable us to put a hold on any pre-agreed move ins.

Monies paid and due.

Any monies paid will be safe and secure held in CMP (Client money protect) regulations. All monies are held separately with Santander non-interest bearing, in a separate client protected account. This means the monies you pay are held separately to our daily use business bank account.

Any monies due are still required as per normal practice including rent. Please rental payments.

Refunds

All refunds will be processed as per our refund policies. So please contact us should you consider you are due a refund.

Gas Safeties

As agents we have been encouraged to arrange all annual gas safety checks as early as possible, as a contingency if you were to go into self-isolation for a period of 14-days (in line with current guidelines), or gas engineers being unavailable due to illness. The two-month period to carry out annual gas safety checks should provide adequate resilience in most situations.

Rental payments

We understand that many of our tenants will be worrying about families, friends and now possibly how to pay the rent over the next few months. We want to reassure you that we will be working with all our landlords and tenants to ensure we all come through this together. Please let us know immediately if you feel a situation may arise, as many of your landlords also rely on the income to live and we will do our best to assist you through these times.

Please note; rent will continue to be due in full unless agreed otherwise with the landlord. We fully understand that at times this may not be possible so please do let us know as soon as possible of any change in circumstances which you may face

Property Management hours

We will be working remotely, therefore please communicate with us via telephone and email as normal. Please note our opening hours during this time will be 10:00–16:00.
